First-Time Home Buyer Mistakes to Avoid in Eastern NC
5 min read
Most first-time buyer regrets trace back to a handful of avoidable mistakes. Here are the ones worth knowing before you start touring homes.
Shopping before getting pre-approved
Touring homes above your actual approved range is one of the most common ways first-time buyers set themselves up for disappointment. Get the pre-approval first — it takes a few days, not weeks, and it protects you from anchoring on a price you can't actually offer.
Budgeting only for the down payment
Closing costs, moving costs, and the first round of 'homeowner surprises' (a fridge that doesn't come with the house, a mower, basic tools) add up fast. A common mistake is spending every available dollar on the down payment and leaving nothing in reserve for the weeks right after closing.
Waiving inspection to 'win' a competitive offer
In a hot market it's tempting to waive inspection contingencies to stand out. This can work, but it also means accepting whatever condition the home is actually in, sight unseen beyond a walkthrough. If you go this route, at minimum walk the home with someone who knows what to look for.

Underestimating total cost of ownership
The mortgage payment is only part of it. Property taxes, insurance, HOA dues (if applicable), and routine maintenance all factor into what a home actually costs monthly. Run the full number before you fall in love with a listing at the top of your range.
Choosing a loan program without comparing options
Conventional, FHA, USDA, and VA loans all have different down payment minimums, mortgage insurance requirements, and eligibility rules — and Eastern NC has both urban and genuinely rural areas, which matters specifically for USDA eligibility. A quick conversation with a lender about which programs you actually qualify for can change what's realistic for you.
